I've been staying at Derek's property over the last few years and always find myself impressed with the responsiveness and service he provides. The home is in great condition and clean. I've been vacationing in Concan for 20 years, my only complaint is not finding this house sooner!

Awesome place and exactly what we needed for our large party of adults. Plenty of beds to sleep, and room downstairs or outside to mingle. Neighborhood golf course to use, and turn left or right out of the neighborhood will get you to the river to enjoy. Definitely a house to add to our annual rotation.

The house was wonderful. Better than the photos and every room has its own bathroom. It's a great layout. Derek was responsive and attentive. We had one issue with the fridge not cooling our food but it was all taken care of. Overall highly highly recommend. Everything felt easy and just a beautiful home.

Beautiful & relaxing home. Everything is provided like bowls, pans, cups, utensils, fireplace, grill, etc. Hosts are very responsive with whatever questions. My family and I loved our visit and would definitely book again!

My family had a great trip in Concan near the Frio River for a one week stay in June! We range in ages from 4 to 84 years old. The house was amazing and perfect for our large family to spread out when needed but to also come together for dinners and games. We had plenty of beds (which were super comfortable), and the main living area had plenty of seating for all 16 of us with room to spare. The outdoor area was perfect with a really nice, large pool and even more spaces to enjoy time at the house. This was my family's first time to the Frio river area and it did not disappoint! We were able to enjoy Garner State Park during the day and the jukebox dances at night (fun for all ages, highly recommend). We also put our tubes in the river at the nearby 7 Bluff Crossing, and we enjoyed the nightly dances at Joe Jimmy's. But to be honest, as great as the whole area was, we found ourselves just sticking around the house and having fun swimming in the pool and playing games the most. The hosts, Derek and Lauren were fantastic! They always responded quickly anytime we sent a message and a couple of times their groundskeeper needed to come by to take a look at some minor issues and he was super friendly. They sent an online guidebook with lots of helpful info and suggestions on how we can make our stay even more enjoyable. We highly recommend staying here!

We really enjoyed our stay at Derek's house! Our four families with kids of all ages found it spacious and comfortable. The outdoor pool, hottub, and kitchen were awesome and we made full use of them! The location on the golf course is great - beautiful views and not far at all from the river or Garner State Park. We hope to return!

We had an awesome stay at this home which was in a great location in Concan - House Pasture and golf club just outside the neighborhood gates and the river just 5 minutes down the road. I loved the giant island and open concept design which allowed our family to be all together at the same time. The outdoor space was incredible and my crew of teenage boys were never bored! Lots of sleeping space and huge bonus that almost all the bedrooms had private bathrooms. That is such a nice amenity when staying with a large group. The host was friendly and communicative (but not too chatty) and very responsive whenever we reached out. I thought the pricing was very fair and would definitely recommend staying here. Great experience!

We had a wonderful stay at 85 Tequila Sunrise in Concan, Texas. The house was beautiful, spacious, and comfortable. We enjoyed cooking all of our meals in the outdoor kitchen. The location was perfect, especially with the golf course nearby, which the guys really enjoyed. The hosts were fantastic—very quick to respond to any questions or concerns we had, which made the whole experience smooth and stress-free. I Recommend this place for a relaxing getaway!

Loved the pool and the layout of the house. There were a few things we needed fixed upon arriving to the property but the property managers were quick and prompt. Our stay was great and we look forward to possibly coming back another time.

Great space for a family get together! We were a small group and everyone had their own room and space! Lovely home and kitchens! Outdoor space was perfect!

Awesome house! It was perfect for our family Christmas gathering. The house is huge! Plenty of space for a lot of people to gather, then be able to have their own space for the evening. Every bedroom had a bathroom, which was awesome. Outside space was really nice. Hosts were great as well!

We hosted our 7th annual women’s retreat using all 3 homes owned by Derek; Tropicano, Tulum, and Tesoro. We were able to create an incredible experience for all of our guests. The Tesoro home was spacious and functional enough for everything we needed to host our women’s retreat. The beds were so comfortable, making for such a restful night after a long day of work. Our host responded promptly to every question we had even though their instructions were highly detailed with everything you need to know about everything, (noticed this after the fact) We will def be back!

We stayed one night during our family car rally through the hill country. It fit all of us so comfortably and is a beautiful home.

This place was the perfect spot for our co-ed bach trip. Everyone enjoyed the stay from the outside views to the home it's self. We played games, enjoyed golfing, and of course the hot tub was a favorite hangout. We enjoyed the outdoor bar/grill area. Coming from the city, this getaway was relaxing and eventful for us all. would recommend for anyone looking for an all in one spot!! And this house is so spacious which was a huge plus for us

Wow!! Absolutely enjoyed this house. Not only was it breathtaking but any little question or request, Derek was quick to respond and assist with any and all of our needs. For example, we were out of propane for the grill and he arrived within 5 or so minutes to deliver a full one!! The house was as described and wowed us all. Kitchen was stocked with all things you need to cook and feel comfortable. There was no hot water in two of the bathrooms of which Derek notified us before arrival and mentioned it would unfortunately not be fixed until after our stay. He accommodated us with the cleaning fee refund! We hope to rent from Derek again in the future because it was probably the best experience in renting properties that I’ve ever had!!

The vacation home has a beautiful kitchen and the outside scenery is delightful. Overall, the house is gorgeous and met all my families needs. The coffee maker was not working but they swiftly changed coffee machine. I was completely impressed with their professionalism and customer service

Love the home

The house is huge, beautifully and comfortably decorated, and in a nice, gated community. The outdoor area is an oasis: beautiful lighted pool and hot tub, extensive covered patios, and numerous lounging/eating areas comfortable even in the middle of hot days. Exterior doors leading to the pool are double locking, providing added security and safety. Large screen smart televisions are mounted in each room. The beds are very comfortable with nice linens. The large dining table and living room furniture easily accommodate many people. There is an extensive amount of storage space including a large pantry, numerous empty soft-closing cabinets in the kitchen and bathrooms, as well as large bedroom closets. The counter space in the kitchen is amazing and there is a nice selection of dishes, cutlery, pots and pans. The laundry room is very nice and there is a large garage and space for plenty of parking. Derek and Lauren were wonderful hosts and always responded quickly to my messages.

It was a big property - perfect for a big family like ours. We were celebrating a big milestone for our parent’s anniversary and this house made for an exceptional stay. We have been making our River family trips for several years and never been in this neighborhood area. I loved how we were so close to the river spot we normally go to.
