Amazing stay! Derek was very responsive, place was clean and as posted. Loved the neighborhood. Definitely coming back next time we plan a trip to Hill Country.

Derek’s house is amazing. Plenty of activities for everyone to do. We watched TV by the outside fireplace in the evenings. Enjoyed the hot tub in the mornings. The house is clean and has plenty of space. If any issues popped up Derek was always responsive and helpful. We would definitely stay there again.

This house is beautiful, with a ton of room. A few things went wrong, but they were quick to respond, and to get things fixed. Unfortunately, for the size of the house, things could be upgraded. The golf cart was extremely nice for our stay, and gave us a new idea to bring one with us our next stay. The one thing that did keep happening, was the change to the door code. I had to constantly call someone, or reach out while standing outside holding all of our stuff several times, because no one could figure out why. Every time I called, it was what house I was staying in, so they could manually open it. At one point, we came back from the river and the door was locked in the back, and we left it open because of the door code situation. The wifi didn’t work either, it was super slow, and I wasn’t able to work. The house was beautiful, was hoping to stay soon, but with all the events that happened with trying to book again, I think we will continue looking elsewhere.

Our group of 16 had a great time, location for floating at Andy’s was only 15 mins from the house which was well equipped for our needs.

Beautiful place, the separate bathrooms for each bedroom was a plus. Awesome setup with the pool and outdoor kitchen. Will definitely be back.

Beautiful house in gated community. The pool, hot tub, board games, tvs everywhere, bbq pit, fire place outside, And so much more outside were all great amenities for this house. We had 4 families and 22 people, and still had so much room for everyone. The dining room / kitchen was huge and could easily entertain our entire party with kids.

Derrick and Lauren’s house was the perfect setting for 20+ guests to celebrate an 80th birthday. The house was spacious and we had plenty of room. The pictures were spot on and looked like those on the website. We loved having the golf cart. Honestly, we rarely went to the Frio, we hung around the house and enjoyed each other’s company. The star or hit of the property was the pool. We had 3 kiddos under 3 and the pool and arcade room were perfect to keep them entertained. We had enough parking for 7 vehicles. The gas grill was also very nice and the charcoal grill was great, however, I would suggest a little maintenance and have it ready for the next guests. Maybe instructions for the next renters. Honestly, charcoal and lighter fluid should be provided, it is cheap. I would also suggest having some ant spray available (we had to buy some) because ants were all around the pool and we used it many times. It is nature not the owner. I recommend this property, you won’t be sorry!

We stayed from 5/2–5/4 and absolutely loved it! Communication with the host was perfect—quick, clear, and helpful throughout. The photos are exactly what you get—the home is gorgeous and even better in person. The space was incredible for big families, with plenty of room to relax and enjoy. Everything was clean, beautifully maintained, and perfect for our getaway. We even added a late checkout because we just weren’t ready to leave. This will definitely be our #1 pick for future trips to Concan. Thank you for being such a thoughtful host — we felt right at home and can’t wait to book again!

House was absolutely beautiful. Spacious rooms. Peaceful, beautiful surroundings, close to river. swimming pool, hot tub and outdoor theatre were all perfect for our family. outdoor games were a bonus. Kids had a blast in the arcade. Everything was absolutely perfect.

We wanted a getaway for our big family !! It was perfect for our size group . Derek was a great host and absolutely loved that he was hand on with whatever we needed help with . Answered all my million questions lol . The place and amenities were on point . Very clean and beautiful. We will be back during the summer but was so thankful to go on off season it was nice !!! Derek was a great host and quickly answered all of our questions. The house was perfect for our large family with nine adults and nine young grandchildren. They loved the game room and the pool. The outdoor space was fantastic! The beds were very comfortable. It was fun riding around on the golf cart with all the kids. It was a perfect place to celebrate our family Christmas! We will definitely go back to Concan in the summer.

We had our annual cousins reunion and chose this house based on location and the amenities offered. We were several families with different age group kids and everyone felt right at home and had something to do at all times. The house was clean and and looked just like the pictures. My family chose this place for our Thanksgiving getaway, and it exceeded our expectations. The house was spacious and well-equipped, with great outdoor and indoor amenities, including an arcade and two kitchens. The hosts were organized and communicated effectively. We highly recommend this location and would love to return for summer at the Frio.

Our stay was amazing, it fit our big family perfectly. We enjoyed everything at its maximum. The pool is perfect if you have kids goes to 5ft deep. The heated spa was perfect for our little babies, which is heated at no cost. We had karaoke outside and did s'mores. The griddle was so convenient. The indoor and outdoor refrigerator came on handy. The house is just like the pictures and does provide everything it says. We also rented the electric golf cart which was one of our favorite things we enjoyed so much. Just be careful with scorpions 🦂 outside with did kill a couple around us at night time. You will see animal friends 🦨🦝 come by at night searching for food kids enjoyed spying on window for them. This house was amazing! It’s big and beautiful and spacious. It was perfect for our family. The house is well stocked with the essentials and looks exactly like the pictures. Our host Derek was very responsive and helpful with everything. If we could’ve, we would’ve stayed longer! The pool and spa ….beautiful! We truly enjoyed every minute at El Tropicano!! We have been going to Concan for over 10 years (yearly) This is my first review ever but this house and hosts were amazing! Never had we felt the communication was so easy to get through and so hospitable. The house is equipped your every need plus more! From the beds to the kitchen to the pool (outside area) there wasn’t a problem with anything! We definitely will be booking again and look forward to making this our yearly vacation home. :)
